If you are looking for a self-catering cottage and group accommodation in Ambleside, our two characterful holiday cottages offer you a central location and an elevated town centre position with stunning Fell views and free parking. The cottages are connected via a lockable internal door, meaning you can easily sleep 20, perfect if you want additional privacy or a ‘granny flat’.

Town centre location

Ambleside is one the Lake District’s most popular and vibrant towns, sitting at the head of Lake Windermere. Tucked away on a quiet road with private parking (gold dust in Ambleside!), our self-catering holiday cottages are within a five minute walk of all the fabulous amenities that the town has to offer – shops, restaurants, parks, even a cinema. One is ideal for large groups, the other is the perfect getaway for friends or a small family.

Leave your car on the driveway as you enjoy doorstep access to both tourist attractions and outdoor activities – beautiful walks, cycle trails and waters. Entry is from the private driveway adjacent to your very own waterfall.

A seven minute stroll brings you to Water Head, the head of Lake Windermere, England’s largest lake. From here you can hop on a leisure ferry, hire a boat or venture out on a kayak.

This is the second time we have stayed at Iveing House for birthday celebrations. This time we combined an 80th, 21st and a 19th birthday. A car is not necessary as the house is about a 5 minute walk from the bus station. This was a perfect location for our first visit to the Lake District. The proximity to facilities and local walks meant we did not use our car for the week!
